Home price gains needed to make buying a better deal: 4.32%
Historical average gain: 4.56%

The median home price in the Milwaukee metro area has fallen only 14% from peak, according to Fiserv, but that was enough to bring it down to $176,000, near the national average. Rentals, meanwhile are fairly expensive. Sale prices of comparable homes are about 25 times higher than rentals.

For homebuying to be the better financial choice, prices would only have to go up by a little over 4% a year, less than the historical average.
