(MONEY Magazine) – FOR THE TOP DOC ON GREY'S ANATOMY

Real estate isn't brain surgery. Too bad for Dr. McDreamy.

He may be the superstar brain surgeon on ABC's hit medical drama Grey's Anatomy, but Dr. Derek "McDreamy" Sheperd (Patrick Dempsey) could learn a thing or two about real estate. A few episodes ago, the divorcing doc willingly handed over the deeds for a New York City townhouse and a Hamptons home to his cheating ex-wife as part of the settlement. Selling either property and splitting the proceeds could've netted him millions.

Meanwhile, he's living in an Airstream. Huh. Well, at least he still has a sound investment in Seattle, where he owns dozens of acres within driving distance of downtown, right? Not necessarily, says local realtor Bob Penny. The land appears to lie along the upper Snoqualmie River, an area prone to severe flooding. Penny offers the good doctor this realty Rx:

• Check the logs. A trip to the county assessor's office will reveal what parts of the property are on the floodplain.

• Parcel off a few buildable lots. An acre with river views not in the floodplain can go for up to $200,000.

• Put 'em on the market and wait. The softened Seattle market means it could take a while to get a good price. Meanwhile, he might want to put some of his salary toward a waterfront condo in Elliot Bay--it would hold value better than his Airstream.
