In these metro areas, small real estate investors can expect to find great home deals and double-digit returns on their investment, according to RealtyTrac.
Schenectady used to be a manufacturing town, but these days most of the factory jobs are gone. What remains is a large stock of reasonably priced homes of all sizes, styles -- and conditions.
Small homes in need of a quick rehab can be bought for $20,000 or so, perfect for smaller real estate investors. Even the homes in fairly good shape are going for bargain prices. This Dutch Colonial needs "a little TLC," but it offers plenty to work with, including three bedrooms and 1,600 square feet, for just $129,900.
For landlords there are plenty of willing renters, thanks in part to Union College, which boasts an enrollment of 2,100 students. Also, General Electric, which has called the town home for decades, is bringing hundreds of employees back to the area with jobs at its local renewable energy center.
