Bribe your boomerang child
Get him to move out of your house, already, by telling him you'll give him $5,000 if he'll vamoose. Everybody wins: He gets the first and last months' rent plus security deposit on an apartment of his own; you use the remaining $5,000 to convert his bedroom into the man (or woman) cave of your dreams.
