"We count on the tips. After a few years you count them as part of your salary. Most memorable gifts? A couple tenants have given me use of their apartment. I've gotten bottles of wine, socks, gloves. Those mostly come from the older ladies. But some people give shirts that don't fit us. They look like they're from a garage sale. They still have brown marks around the collars."

Best holiday tip: "Some tenants have given us Broadway tickets. We have some Broadway actors in the building. The tenants take care of us."
