The hottest vacation-home spots

(MONEY Magazine) – With prices off as much as 30% in some areas from their mid-'80s peaks, now may be your best chance in years to buy your dream vacation home. To help, here are 10 vacation areas around the nation that offer terrific values now and the potential for significant gains, according to a survey conducted in April exclusively for MONEY by Century 21, the national real estate brokerage. Many of these spots, such as McCall, Idaho, near Boise, and Sunset Beach, N.C., on the Atlantic Coast, are sleeper markets that vacationers are just discovering. The locales appear in descending order of projected appreciation by 1994 (ties are listed alphabetically). 1. McCALL, IDAHO (appreciation: 50%; typical price: $140,000). Completion of a $300 million ski resort in 1994 will buoy McCall, a two-hour drive north from Boise. 2. FLATHEAD VALLEY, MONT. (30%; $110,000). The valley encompasses the resorts of Whitefish, known for skiing, and Big Fork, a golfer's haven. 3. HAYWARD, WIS. (30%; $167,000). Secluded lakefront homes draw weekenders to this northwest Wisconsin enclave from as far away as Chicago. 4. SUNSET BEACH, N.C. (27.5%; $140,000 inland, $300,000 oceanfront). This island is a favorite among many retirees -- especially golfers -- who have tired of nearby Myrtle Beach, S.C. 5. COLORADO RIVER COMMUNITIES, ARIZ. (25%; $120,000). Arizona's western border offers all the usual outdoor sports plus an indoor bonus: the casinos of neighboring Laughlin, Nev. 6. PINEY WOODS, TEXAS (24%; $130,000). This lake-dotted Dallas exurb offers fishing, boating and swimming. 7. DAVIS, W.VA. (22.5%; $150,000). U.S. Capitol staffers and Pittsburgh professionals converge in this old lumber town in the northern part of the state, where log cabin prices are down 10% since 1990. 8. PALM SPRINGS/PALM DESERT/RANCHO MIRAGE, CALIF. (17.5%; $125,000). Many condos and ranch houses in this famed desert resort are going for 10% or more below their asking prices. 9. BUENA VISTA, COLO. (15%; $125,000). You can get a three-bedroom cottage here for one-tenth the price of one in Aspen, just an hour away. 10. ARROWHEAD-POCONO LAKE, PA. (13.5%; $78,000). Chalet-style ski homes that sold for $125,000 five years ago are being scooped up for less than $80,000 today.
