Details: Price increases in Birmingham trailed national trends for many years. This "Old South" city has been a slow but steady performer.

It will continue its steady progress this year and looks good compared with more volatile areas. The neighborhood where this deep-porched clapboard is located is one of well-kept family homes, according to its listing agent, Reginald Ware.

"People take great pride in their homes here," he says. The yards are manicured and house exteriors well maintained. If anything, prices in the neighborhood may even exceed the modest gains forecast for the rest of the metro area.
